Yes, all real estate broker fees are negotiable. We feel that pricing our services at 6% of gross collected rents is approachable for landlords.

We pull the comparable rental properties for your investment property that have been leased in the past 90 days. After we get an average from that we make any adjustments needed for condition.

We use Rentvine as our property management software. Rentvine has owner portals where you can access your rent roll, live ledger, and manage your owner disbursements. The tenant portals allow tenants to make maintenance requests, set up autopay for bills, and make rent payments through ACH or credit card.

No, there are no surprise or βgotchaβ fees in our billing. We do not upcharge on work from our vendors. We do not charge a service fee for being called out to the property by tenants. Thereβs no vacancy fees or charges if your property has downtime.

Yes, we can. If you have a vision for a comprehensive remodel that requires a substantial amount of time on-site and falls under the scope of project management then we can discuss an appropriate fee structure depending on the project.

Currently, we do not do short term property management. Our minimum lease contract is 30 consecutive days. We service landlords in the midterm and long-term segments.
