Absolutely, all real estate fees are negotiable. We typically work for 1.5% - 2.5% of the purchase price but there are other factors that weigh in to a proposal. We’re reasonable on pricing and often offer breaks on larger sales volume or more transactions.

Your property is worth what you’re willing to sell it for. This is probably the number one question we get asked in this profession. We give clients a range from conservative to aggressive and then you decide how to price it. We’re here to advocate for you and the value your property offers.

Probably not. We usually recommend some aesthetics touch ups that drive value. We ran our numbers and less than half of our sellers have given any type of repair concessions. Of the sellers who gave concessions they were less than $10,000 on average.

Once you're in escrow most lenders can finish within 30 to 40 days assuming your buyer is using conventional financing. If your buyer is paying cash we can close in as fast as a couple weeks.

There's a couple of ways to work into this and help you get into the next property.
Option #1 - We can help you secure a bridge loan or “hard money” loan depending on your equity in your current home.
Option #2 - We can accept offers on your current home contingent on you finding the next home.
Option #3 - We negotiate a longer rent back period for you in your current home after close of escrow to give you more time.

As best practice we present all offers upon arrival. It is in your best interest to see offers as soon as possible. If there are multiple offers coming in we can discuss your preferred approach on countering multiple buyers to maximize your price or achieve your terms.
